The Ivakino residential district, located near Sheremetyevo International Airport is envisaged to be developed in 6 phases over the 7 years. The master plan consists of approximately 4,500 medium- and low rise high-end residential units with relevant community, retail and educational facilities yielding a total built up area of approximately 700,000 m² Gross Floor Area (GFA). The first phase of the project is approximately 12 Ha and contains approximately 100.000 m² residential GFA plus supporting facilities. The new residential district will eventually contain an estimated population of 11,500 inhabitants.

The assignment of Royal Haskoning consisted of development of the full set of design documentation, site-utilities, and engineering works required to obtain the construction permit for the first stage of the project.

Schematic design and design development are based on the master planning and building concept designs previously developed by the US and UK based companies Calthorpe, Aedas and Edaw. Furthermore all are fully in the scope of Royal Haskoning.
